Concrete Maintenance Guide for North Texas Homeowners
Properly maintained concrete can last 30–50 years. Here's what you need to do — and what to avoid — in the DFW climate.
Annual Maintenance Checklist
- Seal every 2–3 years: Sealant protects against water infiltration, UV damage, and oil stains. In Texas heat, unsealed concrete fades and becomes porous faster.
- Clean oil stains promptly: Oil weakens concrete over time. Use a concrete degreaser and scrub brush.
- Inspect for cracks after winter: Even mild Texas freezes can expand small cracks. Fill hairline cracks with concrete caulk before they grow.
- Keep landscaping back: Tree roots can heave concrete. Keep large trees at least 10 feet from concrete edges.
- Avoid de-icing salts: If you ever get ice (rare in DFW), never use rock salt or chemical de-icers — they damage concrete surface. Use sand for traction instead.
Signs Your Concrete Needs Professional Attention
- Cracks wider than 1/8" or growing visibly
- Surface spalling (flaking off in chunks)
- Settling or raised sections (trip hazard)
